Malibu bluff and beachfront photography that puts the view first
Beachfront houses on the sand, bluff homes toward Point Dume and canyon properties above Pacific Coast Highway, with photos, video and drone in one visit.
Start in the air, finish on the deck at sunset
In Malibu, buyers ask about the view first: how far the drop is to the water, how wide the horizon is and how close Pacific Coast Highway runs. Your photos have to answer before they make the drive out. Photos and drone come back the next morning, and the listing video takes 2 to 4 business days.
That's why the drone goes up early on a Malibu shoot. One frame can show the beach houses on the sand, the highway behind them and the hills climbing above it. The rest of the shoot fills in the house.
Light matters as much as the view. The marine layer can sit on the coast well into the morning, so we plan around when it burns off. Then we stay for the hour before sunset, when the deck, the pool and the water turn gold. It's often the photo a buyer forwards to someone else.
A house on the sand at Carbon Beach and a bluff home near Point Dume sell different things. On the sand it's the water line and the deck. On the bluff it's the drop and the horizon, and a drone shows how the lot sits above the water.
Canyon homes above Pacific Coast Highway sell on privacy and the road in. The video shows the drive up, and the drone shows the slope, the trees and how far the neighbors really are. Salt haze and glare on the glass are part of the job too, so we check windows before we shoot.

Learn moreWhat does Malibu real estate photography cost?
The same as anywhere in LA: priced by the home's size. Photos start at $250, and listing packages run from $650 (Standard) to $2,200 (Signature). You see your exact price before you book.
Do you shoot oceanfront and bluff-lot properties in Malibu?
Yes. A house on the sand, a bluff lot near Point Dume and a canyon home above PCH each need a different plan. We ask about gate codes, beach access and parking before the visit, and we plan the shoot around the light.
How soon can I post a Malibu listing after the shoot?
Photos and drone are in your inbox the next morning. The listing video takes 2 to 4 business days. If you want the sunset shot, we plan the visit around it.
Why does drone matter so much for Malibu listings?
A Malibu buyer wants to know how far the house is from the water, how high the bluff is and how close Pacific Coast Highway runs. One drone shot answers all three. You can't get that from the ground.
Can the marine layer ruin a Malibu shoot?
It can flatten a morning on the coast. We watch the forecast and can start later, so the sky and the water have color when the exterior frames go in. Interiors shoot the same either way.
Which Malibu neighborhoods do you cover?
Anywhere in Malibu, from the Colony and Broad Beach to Point Dume and the canyon roads above PCH, and the coast around it.
Up the coast to Pacific Palisades, over the hill to Calabasas
“They are great to work with, professional, creative, and have a great eye for enhancing a property's marketability. I look forward to working with them on my next listing”
