A Brentwood listing sells on how settled it feels. Tall hedges, an old lot, a traditional house with a pool out back and the Brentwood Country Mart a short drive away on San Vicente Boulevard. Buyers here read an over-lit photo as a warning. We shoot it true, and the photos and drone land the next morning. The listing video takes 2 to 4 business days.
San Vicente sets the tone: the coral trees down the median, the walkers on the grass, the Country Mart at 26th Street. Brentwood Park behind it is big traditional and Cape Cod houses behind hedges. We shot a two-story stucco house with a tile roof and white-framed windows behind a long turquoise pool and a wall of green. In a frame like that the hedge, the pool and the upstairs balcony are the sale, so they get as much care as the kitchen.
North of Sunset the streets climb toward Mandeville Canyon, and the Getty Center sits on the ridge above the 405. Buyers up there ask about privacy, the slope and the view, and one drone pass answers all three. Santa Monica and Pacific Palisades are minutes west and Bel Air is a short drive east, so a Brentwood listing gets compared with all of them.
Cape Cod and traditional houses have white trim, shutters and clean symmetry. Hard contrast and heavy color fight that. We keep the white white and the greens natural, and we shoot the front from far enough back to take in the hedge line and the roofline together.
The best rooms usually face the yard, so the kitchen and the family room get shot with the doors to the pool or the patio in view. The video follows a buyer's path from the entry out to the lawn at a walking pace.

Yes. Most of our Brentwood work is traditional, Cape Cod or transitional houses on lots that have had decades to grow in. We keep the white trim white, the greens natural and the colors true, and we shoot photos, video and drone in one visit.
Can you shoot a Brentwood house with a tall hedge around the yard?
Yes, and the hedge is part of the story. A wall of green around a pool says private. We shoot the yard from a few angles so buyers see the privacy and the pool together, and the drone shows how far the lot runs behind the hedge.
Can you fly a drone over a lot near Mandeville Canyon?
In most cases, yes. We check the airspace for each address first, and our pilots are FAA Part 107 licensed. On a slope north of Sunset the drone shows how the lot drops toward the canyon and how far the neighbors sit, which the street view never does.
Does a house with a pool and a guest house take longer to deliver?
It takes a longer day on site, not a later delivery. The main house, the pool yard and the guest house are all covered in one visit. Photos and drone are in your inbox the next morning, and the listing video takes 2 to 4 business days.
