A $1M LA listing needs solid photos: HDR-balanced and ready for the MLS. Every listing needs that, at any price. A $5M-plus listing usually needs the full set: photo, video, aerial drone and a 3D/Matterport tour. At that price, every rival listing already has professional photos, so the full set is what helps yours look like it belongs. Everything in between depends on what that property and that seller need to compete in their price band. The price tag alone won't tell you.
Does a higher listing price always need a bigger media package?
Not automatically. Usually, though, because the competition changes with the price. A $1M condo competes with other $1M condos, where good photos alone can look like a step up. A $5M estate competes with other $5M-plus estates, and every one of them already has professional photos. At that level, video or 3D is what separates the listings that look fully produced from the ones that look like everyone else.
What matters is the bar your listing has to clear to look competitive in its band. Commission math doesn't set that bar.
What does a $1M listing need?
A clear, consistent gallery should explain the whole home: how the living spaces connect, how the light falls, and which details make the place its own. Compare your planned launch with real competing listings in the same neighborhood. The right package depends on that comparison and on the home itself.
After the photos, a well-timed twilight exterior and a short vertical video for social cover most of what a $1M listing needs. Video and 3D are upgrades here, not musts. On a tighter commission in a faster price band, days on market matters more than a story-style video.
What changes at $2–3M?
This is where video starts to matter. About half of agents still use no drone photography or video at all.NAR 2025 · Independent In this band, a video walkthrough isn't standard yet. That can help your listing, and your name, look different in a scroll full of still photo galleries.
Aerials earn their place here too. If the home has a usable lot, a view, or a setting worth showing, an aerial answers in two seconds what a floor plan can't.

Why does the 3D tour matter more as price climbs?
Higher-priced buyers screen harder before they book a showing. A 3D tour lets them do that at 11pm from the couch, instead of driving out to see a home that doesn't fit. They can walk every room at any hour, so the buyers who do book a showing already know the home.
At $5M and up, that screening matters even more. You tend to get fewer showings but more serious ones: buyers who already feel like they've walked the place. And the tour keeps working at 2am on a weeknight, when no agent is around to pick up. Once a listing clears the mid-$2M range in most LA submarkets, this is the upgrade we'd least want an agent to skip.
Does a $5M+ estate need staging too?
Usually yes, especially if it's vacant. Most buyers' agents (83%) say staging makes it easier for buyers to picture a property as their future home, per NAR 2025.NAR 2025 · Independent That doesn't fade at the top of the market. Empty rooms can feel even colder and smaller in a big luxury shell than in a modest home. Virtual staging shows buyers the scale and how a room could be used, for a fraction of the cost and time of physical staging. We always label virtually staged images as digitally enhanced.
The tier ladder: matching media to listing value
Here's how we walk agents through it, tier by tier. These bands aren't hard cutoffs. They're where we start the talk about what the property and the seller need.
| Tier | Typical listing value | What's included | Best fit |
|---|---|---|---|
| Photo Essentials | Roughly $1M and under | HDR-balanced, MLS-ready stills, plus drone photos and a virtual twilight | Condos, starter homes, fast-moving price bands where days-on-market rules |
| Standard package | Roughly $1M–$3M | Adds a Standard video, plus drone photos and 2 virtual twilights | Move-up homes and listings where the agent wants a piece to bring to the next pitch |
| Premium package | Roughly $2.5M–$5M | Adds a Premium video (you on camera, a film-style edit), a floor plan and four twilights | Competitive submarkets, out-of-town buyer pools, and any home where buyers screen themselves before a showing |
| Signature package | Roughly $5M and up | Everything in Premium, plus a planning call, a voiceover story video shot day into night, a Signature vertical and teaser, real twilight, a Zillow 3D tour and a launch plan | Estates, view properties, and agents building a name in a luxury submarket |
Value bands are rough starting points, not fixed rules. See the pricing page for exact packages.
Should a seller ever downgrade a tier?
Sometimes, and we'll tell you so. A distressed sale on a tight timeline, a probate listing headed for as-is buyers, or a seller who wants to spend as little as possible on marketing can all be better off with Photo Essentials, even at $2M. Match the tier to the property and what the seller really wants, not to the price alone.
It works the other way too. A $900K listing in a crowded submarket with lots of inventory may be worth a video or even a 3D tour, if it has to compete with a wall of near-identical comps. Price is a strong clue. It's not the only one.
How do you decide?
- Start with the competitive set, not the price tag. Look at what similar active listings in the same price band are already doing. That's the bar to clear.
- Weigh the buyer pool. Out-of-town and relocation buyers lean harder on video and 3D since they can't easily drive by. Local, fast-moving markets can lean more on photography and speed.
- Ask about the seller's goals and timeline. A seller who needs to close fast may care more about quick photos than a Signature video that takes longer to plan and shoot.
- Every tier still needs the photos. Video and 3D add to good photography. They don't replace it. Skip the photos to save money for video and both suffer.

Frequently asked questions
Does a $1M listing really need professional photography?
Professional photos give buyers a clear first look at the rooms, the condition and the details. Whether to add video, aerials or a 3D tour depends on the layout, the location and the competing listings. A higher asking price alone doesn't tell you what a media package will do for you.
At what price point should an agent add video?
There's no hard cutoff. Video starts to matter around the $2M–$3M range in most LA submarkets, where about half of agents still use no drone photography or video at allNAR 2025 · Independent and a video walkthrough can help you look different instead of being just a nice extra.
Is a 3D tour worth it below $2M?
It can be, especially in a competitive submarket with a lot of similar listings. A 3D tour lets buyers walk every room at any hour, so the ones who book a showing already know the home. That isn't only true for luxury homes. Against a wall of near-identical comps, a walkable tour can make one listing worth the drive.
Should every $5M+ listing get the full Signature package?
Usually, but not always. A distressed sale, a tight timeline, or a seller who wants to keep marketing costs low can justify a lighter package, even at that price. The right tier fits the property and what the seller really wants, not price alone.
Does virtual staging matter more on expensive listings?
It matters at every price point where a room sits vacant. Most buyers' agents (83%) say staging makes it easier for buyers to visualize living in a home, per NAR 2025.NAR 2025 · Independent Empty luxury rooms can feel colder and smaller than empty modest ones, so this doesn't fade as price climbs.
